- How long does a cost segregation study take?
- Rapid Report turnaround is 5 to 10 business days from document receipt. Fully Engineered Residential is 2 to 3 weeks. Fully Engineered Commercial is 3 to 4 weeks. Turnaround starts once the closing statement, appraisal, and property photographs are received. Look-back studies with Form 3115 preparation add 3 to 5 business days for the DCN 7 change filing.
- Do you include Form 3115 preparation for look-back studies?
- Yes, at no extra charge on every look-back engagement. WeCostSeg files Form 3115 using Designated Change Number 7 under Rev. Proc. 2022-14. The Section 481(a) catch-up adjustment posts entirely in the year of change. Two copies are prepared: one to attach to the current-year return, one to mail to the IRS Ogden office by the return due date including extensions.

- What does audit defense actually cover?
- Audit defense covers 5 years from the placed-in-service date on the study. If the IRS challenges any reclassification, WeCostSeg's engineer responds directly with the 13 Principal Element cross-walk, source documentation, photographs, and Whiteco factor analysis. No additional fees. Audit defense does not cover challenges to REPS qualification or STR loophole material participation; those are CPA matters.
- Do you offer studies for property owned by an LLC or partnership?
- Yes. Studies on LLC-, partnership-, and S-corp-held property are the standard case. Deductions flow through to members or partners on Schedule K-1 with a Section 469 loss classification. For syndications, WeCostSeg coordinates directly with the general partner and their tax preparer. Multi-entity structures (Series LLCs, TIC arrangements) are quoted as Fully Engineered Commercial regardless of property type.
